What changes between the two plot propositions?
The published average price gap is AED 1.5M; average plot area differs by 100 sq ft. Both have a published average GFA of 7,800 sq ft. These format-level averages do not resolve the boundaries, frontage, orientation, access or development constraints of any individual plot.
The brochure’s beach reference design is shown by sand and the sea; its waterfront reference design is shown along a protected edge. Inspect the actual plot and current design controls rather than infer the boundary condition from the picture.

The land payment plan is not the homes plan
The plot schedule is 20% on booking in October 2026; 15% in March 2027; and 13% in September 2027, March 2028, September 2028, March 2029 and September 2029. That totals 100%.
At the AED 17.5M Waterfront Plot average, this is AED 3.5M on booking, AED 2.625M for the first instalment and AED 2.275M for each of the five 13% instalments. The final September 2029 instalment is not labelled as a completed-villa handover.

Design controls are part of the purchase
The sample controls shown in the brochure include building envelopes, setbacks, height and floor restrictions. The sample DCR sheets expressly say they are drafts, to be superseded by a final version when the sale and purchase agreement is signed. They are not final permission for a specific design.
The sample regulations also say environmental and marine assessments may impose increased setbacks, further restrictions or a no-build zone along the protected waterfront edge. Ask an appropriately qualified architect and the developer to review the selected plot before pricing your construction.

The total project budget
Model the land price alongside transaction expenses, design and consultancy, approvals, construction, external works, fit-out, utilities, finance and contingency. The supplied pack is not a contractor’s priced build contract. No all-in construction price or completed-property value is established here.
Looking for land to build multiple townhouses? This brochure does not establish that use. Request a separate land search with the required permitted use, development area and approvals. Do not treat a villa plot as a townhouse-development plot.
